The evaporator needs to be cleaned about once a year. After gaining access to the evaporator, use a large stiff brush to clean the underside. It’s helpful to have a large mirror so you can see all parts of the ac system that you can’t access easily. You can pull the evaporator out gently so you can clean all around it. Even if it’s connected to the rest of the system with pipes that are stiff, it can still be maneuvered slowly for cleaning purposes. Clean the evaporator tray by pulling it out. The condensation in it needs to be poured out as it’s a good breeding ground for certain fungi. After you finish this put the tray back into place. You will also need to replace any insulation and tape go in front of the evaporator after you push the evaporator back into place.
After cleaning the evaporator, it’s time to work on the maintenance of the condenser. This will entail a little yard work by keeping grass, vines, and weeds away from the unit or removing debris that is on it already to keep air flowing properly.
